The right combination of furniture and accessories bring cold, empty rooms to life.  Better yet, the rooms appear larger.  Studies show staged homes sell at least twice as fast and for up to 10% more than comparable non-staged homes.  On a $250K listing, a mere 5% increase equates to $12,500 in your pocket at closing.  Staging is a huge return on your investment! 

Our staging fees are reasonable and generally less than the competition:

Vacant Staging Fee:  Averages 75 cents to $1.00 per sq foot, moving fees included.   (NOTE: Cost based on number and type of rooms to be staged, amount of furniture and accessories needed, and location.)  Contracts are generally for a 75-day period.  Monthly rental applies after initial period if home has not sold.  Special offers may apply during certain seasons.

It’s important to realize that cluttered rooms and poorly designed furniture and art placement stop buyers in their tracks.  During our consultations, we use our experience and training to help you overcome these obstacles.  For each room, we give you suggestions on furniture and accessory placement, paint color choices, lighting fixtures, and flooring changes.  Together we create a to-do list and help you prioritize what   should be done based on your time and budget constraints.  We can also point you in the right direction if you need advice on where to purchase inexpensive art, linens, and accessories.

Consultations generally take about 1.5 hours and cost $95.  (For realtors that pay the consultation fee for clients: consultation fees will be discounted once a relationship has been established with our company.)




This popular service is offered in the following ways:

1. Real Estate Agents: For an affordable fee (generally under $299) we stage your vacant homes with kitchen and bath accessories, art, silk plants, and area rugs and mats.  That price usually includes a small bookshelf staged with books and accessories, as well as a parson chair and perhaps and end table (also staged).  Our design-savvy staging will turn cold, empty rooms into ones that excite online buyers.  It’s a great service for your clients…and an excellent use of marketing dollars!
   
   
2. Property Owners:  For an affordable fee we can supplement your home’s art and accessories with our own inventory.  This service is good for people whose homes are lacking in design, either because they have old, inappropriate, or an insufficient amount of art and accessories.  Call us for more information!
